1. What is the application fee, and is it refundable?
The application fee is $49 and is non-refundable. This fee covers the cost of processing your rental application, including background and credit checks. The application fee must be paid at the time you submit your application, and it cannot be refunded regardless of the outcome of the screening process.
2. What is the hold deposit, and is it refundable?
The hold deposit is $100. This goes toward the cost of your security deposit and is refunded only if your application is denied.
3. What is the admin fee, and is it refundable?
The admin fee is $100. This goes towards administrative costs and is refunded only if your application is denied.
4. Income Requirements
The total gross income must be at least 2.5 times the rent. All income sources must be verifiable. Equity and assets may be considered if income is below the threshold.
5. Credit Requirements
- Credit history with late payments, liens, judgments, bankruptcies, charge-offs, or accounts closed by creditors may result in denial.
- Applicants with 3+ NSF checks may be denied.
- Unpaid collections/judgments may result in denial (extenuating medical or catastrophe-related circumstances may be considered).
- Bankruptcy cases will be evaluated individually.
- Accepted applicants with extenuating circumstances may need to pay an additional security deposit (minimum 1 month’s rent) or have a co-signer.
6. Criminal History
- Felony convictions within the past 7 years old, may be reviewed on an individual basis.
- Gross misdemeanors within the past 3 years, two DUIs in 1 year, assault/drug-related misdemeanors, or a history of criminal convictions may result in denial.
- Active charges for disqualifying offenses will result in denial.

7. Rental History
- Evictions or foreclosures may result in denial.
- Must provide verifiable housing history for the past 10 years or last 3 residences (whichever is longer).
- 3+ late rent or mortgage payments in 1 year may lead to denial.
- Negative rental references (lease violations, disturbances, property damage, unpaid rent, etc.) may result in denial.
- Owing money to a current or previous landlord may result in denial.
- Previous tenants whose lease was terminated or non-renewed may be denied."
8. Occupancy Standards
- 1 Bedroom: Max 3 people
- 2 Bedroom: Max 5 people
- 3 Bedroom: Max 7 people
9. False Information
Providing false, misrepresented, or omitted information will result in automatic denial.
10. Fair Housing Compliance
We comply with federal, state, and local Fair Housing, Civil Rights, and Equal Opportunity Laws.
11. Business Relationship Policy
A professional and respectful relationship is expected between tenants and management.
We reserve the right to deny applicants who exhibit:
- Disrespectful, argumentative, or aggressive behavior.
- Threats, swearing, intoxication, or disruptive actions during the application process.
12. Are Co-Signers Accepted
Yes, restrictions apply.
13. What is the security deposit?
The security deposit is $800 with a full approval.
14. Are pets allowed?
Yes, up to 2 pets per apartment.
